Choose a new home design that works for you!
There are many building companies in Perth, all with different generic house plans and business models. We have put together a handy list of just some important things to consider when choosing a new home design.
1. Land or House and Land Package?
If you have a block of land already, it’s not always easier choosing a generic house design. Most builders that offer a house+land package have a limited selection of designs to choose from. Although the finer details are taken care of in the form of standard inclusions, they may not suit you. Choosing a standard plan or getting a personalised design both involve different challenges. Sometimes a house and land package is an affordable option, but misses that level of customisation. Purchasing vacant land or demolishing an old house and rebuilding can be a great option. Especially as established suburbs usually have larger blocks than house and land packages offered in a new estate. Research where house and land packages are being offered, and compare to surrounding suburbs to see what is possible!
2. Think about what you need and want in a home.
Take the opportunity to design your home from scratch with those things in mind. All too often people choose standard designs off a plan to save money, but end up with a home that doesn’t quite suit their needs. Also, making changes to standard designs can come with additional charges. You may be better off with a new home design to complement your lifestyle perfectly.
3. Consider materials!
Living in Australia comes with wonderful opportunities but also with many challenges. Building companies that use innovative building materials are better than a big builder that churns out hundreds of the same, cookie-cutter homes every year. It may be hard to believe, but many homes being built today simply aren’t suited to the Australian climate. You are much better off working with a builder who will design a home specifically for you. The rising cost of energy is just one reason to think outside the square with materials that are environmentally sustainable. This can reduce the costs associated with running a home.
4. Consider location.
The climate, orientation, landscape and outlook of your block are all unique factors that should be considered at the design stage. It is important that you know what your options are, and that you work with a builder that will give you options. You may suffer in the long run from overexposure to the elements, or miss out on a wonderful view due to being restricted by an inflexible builder or a standard design that doesn’t make the most of your land.
5. Have fun!
